4. Are you licensed and insured?

Yes. Cozy Casa operates as a licensed and insured contractor. We maintain appropriate municipal licences where required, carry liability insurance, and have coverage in place for workplace safety. Documentation can be provided upon request during the consultation or contract stage.

6. Do you offer design and construction, or construction only?

We can do both.

Design-Build: Most clients choose a complete design-build approach where we handle concept design, drawings, finishes, and construction under one coordinated team.

Construction Only: If you already have drawings and permits from an architect or designer, we can provide construction and project management based on that approved set.

7. Do you handle permits, inspections, and approvals?

Yes. For projects that require permits (such as additions, structural work, legal basements, or major renovations), we coordinate with designers, engineers, and the municipality to obtain necessary approvals. We also schedule required inspections and manage any follow-up actions as part of the construction process.

8. How does your process work from first contact to project completion?

While each project is unique, our general process includes:

  • Initial conversation & site visit – We discuss your goals, timeline, and budget, and assess the existing space.
  • Concept & preliminary scope – We outline a suggested scope of work and general budget range.
  • Design & selections – Where applicable, we develop drawings, layouts, and finish selections with you.
  • Detailed estimate & contract – We provide a written scope, pricing structure, and payment schedule.
  • Permits & approvals – We coordinate with designers/engineers and the municipality as required.
  • Construction phase – We manage trades, schedule, site safety, and quality control.
  • Walk-through & finishing touches – We complete final details, deficiencies, and a closing walk-through.
  • Throughout, we keep you informed with regular updates and clear communication.

9. How much does a renovation or basement project typically cost?

Costs vary based on size, scope, existing conditions, and level of finishes. As a guideline, full-floor renovations, additions, and lifestyle basements are typically investment-grade projects, not minor cosmetic updates. After a site visit and discussion of your needs, we provide a tailored estimate so you understand the scope and budget before committing.

10. How long will my project take?

Timelines depend on project type, complexity, and permitting:

  • Cosmetic or smaller interior updates: often several weeks
  • Full main-floor renovations or larger basements: usually several weeks to a few months
  • Additions or custom homes: typically several months or more
  • We provide a project-specific schedule once the scope and approvals are confirmed, and we communicate proactively about any changes.

11. Do you offer fixed-price contracts or cost-plus?

We commonly work on defined-scope, fixed-price contracts once the design, drawings, and selections are settled. In some cases, especially where the scope is evolving or existing conditions are uncertain, a cost-plus or hybrid model may be appropriate. The pricing structure is always explained clearly in your estimate and contract.

12. Will you help me with design and material selections?

Yes. We guide clients through layout decisions, fixtures, finishes, and materials with the support of our design partners and suppliers. Where needed, we can involve interior designers and showrooms to help you choose flooring, tiles, cabinetry, countertops, lighting, and other finishes that suit your style and budget.

13. Can you work with my architect or interior designer?

Absolutely. If you already have an architect, engineer, or interior designer, we are happy to collaborate with them. Our role in that case is to provide construction expertise, practical feedback, and coordinated project management to bring their designs to life.

14. Do you work in condos or with property management rules?

Yes, we do work in condominiums and managed properties, subject to building rules and approvals. We can coordinate with property management and follow required procedures for access, working hours, elevator bookings, and insurance documentation.

15. What kind of warranty do you provide on your work?

We stand behind our workmanship and provide a written warranty on our labour, in addition to manufacturer warranties on products and materials. Specific warranty terms depend on the type of project and will be outlined in your contract.

16. How are payments structured?

Payments are typically structured in stages tied to project milestones—for example: a deposit to secure scheduling, followed by progress payments as major stages are completed, and a final payment upon substantial completion. The exact schedule is clearly listed in your estimate and contract so there are no surprises.

17. How involved do I need to be during the project?

You can be as involved as you are comfortable. Many clients prefer to be active in design and key decisions (layout, finishes, fixtures) and then rely on us to manage day-to-day site operations. We provide regular updates and ask for your input when important choices or changes arise.
